The law of landlord and tenant is founded on principles of common law and equity and subject to various statutory codes.   Knowledge of all aspects of these principles is essential to a proper understanding of the subject.  

There are many reasons why a person may grant a lease of land.  On the one hand he may have no immediate use for the land and wishes to obtain a short term rental income.  On the other hand, typically in the case of a local authority, a long term interest may be granted at a nominal rent but at a premium and in return for the covenant of the tenant to develop the land in question.
